How is J2HD different from hiring a regular contractor?
J2HD functions as your consulting advocate. You see every invoice, approve major decisions, and stay in control of the process.
Are you a general contractor?
No. We’re construction advisors and on-site supervisors. You hold the contracts with your trades and pay them directly; we manage the build and protect your interests for a flat fee.
Who pays the subcontractors?
You do, directly. We never hire, contract, or pay trades — that’s what keeps us conflict-free and on your side.
How is your fee structured?
A flat fee, agreed up front. No markups on labor or materials.
Do I need to own land already to work with you?
No. If you’ve got a lot but no permits, our Permitting Services can get it build-ready first.
What areas do you serve?
Gig Harbor, Key Peninsula, Port Orchard and surrounding — expanding across the PNW.
What if there’s an issue with a subcontractor?
As your advocate, we manage the relationship and hold quality and schedule accountable on your behalf.
How long does a typical build take?
A standard new construction home usually lands in the 8 to 14 month range depending on permitting, size, scope, and weather.
