The Story
Every lot tells you what it wants to be — this one didn’t make it easy. Roughly 11 feet of elevation change across a tight building envelope, and a client who wanted true single-story living. The easy answer is to go two-story and let the second floor eat the slope. We didn’t take it. Instead of carving the home into the hillside or stacking floors, J2HD engineered a single-level home that rides over the grade on a crawlspace running nearly 10–11 feet tall at its deepest. The main living level stays flat, open, and all on one floor — exactly what the owners asked for — while the foundation quietly does the heavy lifting of absorbing the elevation underneath. It’s the kind of problem that’s invisible when it’s done right. Walk through the front door and you’d never know the ground drops away 11 feet beneath you. That’s the point.
